Welcome to your essential guide for buying a home. As an experienced real estate expert, I'm here to support you through every step of your home-buying journey, ensuring a smooth and enjoyable experience.

When purchasing a home, you are faced with a multitude of decisions! The primary one is whether you are actually prepared to purchase a home. Locating the perfect home is not always an easy task, and obtaining a mortgage loan can be a complex and tiring process. Although, once you have determined that you are ready to move forward with the required effort towards your home-purchasing goal, the rewards are unquestionable.

 While at your side each step of the way, I will make the process of purchasing a home easier, more enjoyable, less time-consuming, and less expensive than if you undertook this challenge on your own. I will help you prepare so that sellers perceive you as a preferred buyer, help you locate and assess properties for sale that match your specifications, and help you through the myriad of details attending the actual purchase.

Step 1: Assessing your Needs and Budget

  • Define Your Ideal Home: List the features you desire in a home, including size, location, and amenities. What are your "must haves"? Knowing what you're looking when buying a home is key to a smooth purchase.

  • Financial Assessment: Review your finances to determine your budget. Ensure that you speak with a mortgage professional to determine what you qualify for, even if you're not quite ready for a formal pre-approval.

Step 2: Exploring the Market

  • Research Neighborhoods: Explore different areas, considering factors like schools, commute, and community vibe. Do you prefer the city or the country? Do you need to be close to transit?

  • Online Property Search: Utilize our online property search tool to view listings within your criteria and budget.

Step 3: Partner with a Real Estate Agent

  • Choose a Realtor: Select a real estate agent with expertise in your desired area and type of property. Not all agents are created equal!

  • Communication: Clearly communicate your needs, preferences, and budget to your real estate agent. Be sure to communicate all the needs and wants that you identified back in Step 1!

Step 4: Shortlist and View Homes

  • Create a Shortlist: Work with your agent to "shortlist" homes that you like, your agent should help you do some preliminary due-diligence on the home to ensure that it is a good fit for you.

  • Schedule Viewings: Book times to go see the shortlisted homes in person, OR, visit the homes during an open house.

  • Home Viewing Checklist: Work from a checklist to ensure that any home you see fits your criteria, and ask lots of questions! Work with your agent to identify any items that might need attention in the home, such as minor repairs, or items that you would like to be included in the sale like shelving units or window coverings.

Step 5: Making an Offer and Due Diligence

  • Offer Strategy: Discuss with your realtor the best approach for making an offer, considering the market conditions. Is it a buyer's market or a seller's market? Are there other competing offers? How long has the home been up for sale? All of these factors and more contribute to making a great initial offer.

  • Negotiation: Be prepared for potential negotiations on price and terms. This can include things like closing dates, the subjects included in the contract, deposit, etc. Remember that it's not always about the price, so keep working at it until you have agreement between you and the seller.

  • Home Inspection: Home inspections are always recommended, but are not mandatory. They provide peace of mind before making a purchase, especially in older homes that may need repairs.

  • Review Documentation: Carefully review all the documents that your agent provides you, this can include strata meeting minutes, land title, property disclosure statements, inspection reports, and others. Be sure to ask questions or note any items that you need further clarification on!

  • Financing: Ensure that your financing is confirmed, whether it is through a mortgage broker, bank, or other methods of funding. Be sure to understand when you need to have the money available, and how it is to be delivered.

Step 6: Closing the Deal

  • Sign Paperwork with Notary/Lawyer: Prior to the completion date on your purchase contract, you will meet with your legal representation (usually a lawyer or notary) to sign paperwork. You will usually be required to bring the deposit or balance of funds to this meeting.

  • Possession: Congrats! You have officially bought a home. The possession date on your contract is the day that you will be getting keys to your new home, and can finally start moving in. It is recommended to do a walkthrough of the home with your agent to ensure that there are no deficiencies that need to be discussed with the sellers.
